Services

  • Prior to acquisition of a new property, signing of a lease, or start of a project, Teal Development Partners can help your team identify challenges and opportunities by coordinating a thorough Feasibility and Due Diligence process.  This phase will support and inform your team allowing you to understand the full picture and all risks before deciding to move forward.  Our services during this phase include creation of concept level budgets, cash flows, and schedules as well as review of term sheets and consultation with design professionals to allow you to better understand the economics and timeline of the project.

  • An effective Pre-Construction Phase lays the foundation for the successful construction of your project by putting in place project norms and processes, establishing the project team, and creating a design that meets your needs and budget.  Teal Development Partners’ services during Pre-Construction include identifying potential consultants and vendors for the project and administering a competitive bid process for these services.  We can also determine and manage the design timeline for each consultant as well as coordinate and track their progress against the overall schedule. Teal Development Partners can create and maintain the base budget and review and track all invoices against this budget. We can advise on the right time to hire a contractor, identify eligible contractors, and help you hire the right fit through a competitive bid process. 

  • During Construction, it is vital to have effective and efficient oversight and communication among the consultants, contractor, and your team.  Teal Development Partners can provide varying levels of oversight and management tailored to the needs of your project. We can review and approve requisitions, attend weekly OAC meetings, manage and run coordination meetings with the design consultants, visit the site to track and report construction progress, and oversee project punch list and closeout.  In addition, Teal Development Partners can manage, update, and conduct risk assessments on the budget, and administer and manage the change order review process. We can closely track and update the project schedule to identify and mitigate potential risks to completing the project on time.
